Tucked into the lively Sannomiya district at the heart of Kobe, this three-bedroom apartment-style property puts guests within easy reach of one of Japan's most cosmopolitan port cities. Kobe has long drawn visitors for its blend of international history, refined food culture, and the dramatic backdrop of the Rokko mountain range rising behind the urban skyline. Sannomiya itself is the city's main hub, and staying here means trains, trams, restaurants, and shopping streets are all essentially on the doorstep, making exploration genuinely effortless. Sannomiya Base 2 is a practical, no-frills base that earns its appeal largely through space and convenience. The three-bedroom apartment layout is the defining feature, offering separate sleeping areas, a kitchen, and room for groups that would feel cramped in a pair of standard hotel rooms. Free WiFi keeps everyone connected, and on-site parking is a real bonus for groups arriving by car in a city where that is not always guaranteed. A restaurant and swimming pool round out the on-site amenities, giving guests the option of eating in and unwinding without venturing far after a long day of sightseeing. This property makes most sense for larger family groups or friends travelling together, since the apartment format only becomes cost-effective and comfortable when those extra bedrooms are actually needed. Solo travellers and couples would likely find it oversized, but a multigenerational family or a group of colleagues sharing costs will appreciate the flexibility of communal living space. Kobe is also well positioned as a base for day trips throughout the broader Kansai region, with Osaka and Kyoto both reachable within roughly an hour, adding further appeal for groups wanting to cover significant ground.

The website stated that there would be a cleaning fee of 7,000 yen in addition to the accommodation fee, but this was written in small, hard-to-read print and was not shown on the total amount displayed on the online credit card statement. The cleaning fee was only clearly displayed after clicking to pay with the credit card, and only after the payment was confirmed was the total amount including the cleaning fee shown. Later, I received an email informing me that I could cancel within 30 minutes, but I had never heard of a 30-minute cleaning cancellation period, and I didn't understand how to cancel, so I couldn't cancel within 30 minutes. After completing the payment, I was asked to submit a photo ID such as a driver's license to complete the check-in process, but this was also not mentioned when I made the reservation on booking.com. On the day of my stay, I arrived near the accommodation, but it was in a building at the end of a narrow alley, so I couldn't find the place and tried calling the phone number listed in the email, but it didn't connect.

"Since there were three of us, it was a bit expensive if we were only going to sleep there, but it was clean and comfortable."

I've stayed in guesthouses several times, but this one was exceptionally clean. The cleaning fee wasn't cheap, but it was worth it. Even though it's on the 3rd floor, there's an elevator, making it easy to carry large luggage. I was also grateful that towels were provided. Having an electrical outlet by the headboard of the bed is a small but very welcome feature.
Disliked
I think 14 people would be difficult. Even if we slept in the kitchen, I think it would only fit 7-8 people. The bathroom and other facilities are a bit old. The bed mattresses were quite soft, and I was worried my back would hurt.

If it's a short-term rental, it needs to be clearly indicated as such. Without any further guidance, no one is there, and I can't contact anyone by phone, so I don't know where the room is.

I couldn't find a room and ended up not being able to stay for two days. I tried calling, but couldn't get through, and when I called the manager, they told me to contact the accommodation department. In the end, I had to carry my heavy luggage up and down from the first floor to the eighth floor twice. It was awful. Was this a scam?
