Sitting in one of Rome's most storied neighbourhoods, just steps from the iconic Spanish Steps and the elegant sweep of Piazza di Spagna, this four-star apartment hotel captures something that larger Roman hotels rarely manage: genuine intimacy with the city itself. The surrounding streets belong to a quarter that has drawn artists, poets, and curious travellers for centuries, and the property places guests right at the centre of it all, within easy walking distance of the Trevi Fountain and the buzzing energy of central Rome. The Piazza di Spagna Historic Flat offers a single, generously proportioned three-bedroom superior apartment that feels more like a private Roman residence than a conventional hotel room. Guests have access to WiFi throughout, and the property also provides parking, which is a notable convenience given how fiercely contested road space can be in this part of the capital. A restaurant and swimming pool round out the amenities, giving the stay a comfortable, self-contained quality that is unusual at this address. The apartment's layout suits groups travelling together, with enough room to gather, relax, and plan the following day's wandering without anyone feeling cramped. This property suits best those who want to experience Rome as something more than a checklist of monuments — families travelling together, friend groups celebrating a special occasion, or perhaps two couples sharing costs while enjoying their own bedrooms and a shared living space. It appeals to anyone who values having a proper base rather than a box-room in a busy hotel corridor. Rome's centre is immediately outside the door, meaning the Colosseum, the Vatican, and countless neighbourhood trattorias are all reachable on foot or by the nearby metro with very little effort.
Who stays here
Couples
Romantic location near Spanish Steps, but three-bedroom apartment is more space than couples typically need.
Solo travellers
Superb central Rome location, but a three-bedroom apartment feels oversized and costly for solo travellers.
Families
Spacious three-bedroom apartment with pool and restaurant ideally suits families exploring Rome together.
Business travellers
Central location and WiFi help, but apartment-style setup lacks dedicated business amenities like meeting rooms.

Very spacious flat, perfect location. Nice helpful staff.
Disliked
The atmosphere felt a bit uncomfortable, and the kids didn’t feel at ease during our stay. The bathroom facilities (shower and toilet) are quite outdated and not very comfortable. The sofas are also very difficult to sit on, and the water pressure was quite weak.
